Can I visit the property before purchasing?
Yes, we highly recommend that you walk the property before moving forward. You’ll find the information for directions and address, GPS coordinates on our website. You can also use hunting apps, like OnX, with the parcel number to walk them and pull it up on your phone.
Please reach out to our team and notify us when you’re heading to look at a property.
What is the property address? When can I come look at it?
Many rural properties do not have a street address. You can find parcel number, GPS coordinates, or map links, including apps such as LandID, on our property page.
You may visit the property at any time. Please just notify us in advance when you’re heading out.
Is there someone who can meet me at the property?
Many of our properties are listed without any local agent or representative. However, in some instances, we will have a local realtor available to meet you out at the property.

Are water, electricity, septic, or road access available?
Utility availability varies by property. Some lots may have access to nearby water or power. Others require a well-septic system or alternative power source.
Septic permitting and driveway or access requirements are handled when you are ready to build. Buyers should verify details directly with utility providers or the county.
Are there any restrictions or HOA rules?
Restrictions vary by property and county. Many rural properties do not have an HOA. Any known restrictions are disclosed in the listing. For specific use questions, buyers should confirm directly with the counties.
Am I able to build on this property? Can I use it for animals or farming?
We highly recommend reviewing all restrictions based on what you’re looking to build. If you have any questions or you’re unsure, please reach out to our team.
Most rural properties are located outside of city limits and are unrestricted, but you’ll need to confirm this by looking at our listings or reaching out to our team directly. You can visit anytime, as long as the property is accessible. No appointment is required unless otherwise noted on the listing.
Is the property in a flood zone or wetlands?
If the floodplain or wetlands information is known, it will be disclosed in the listing. Our buyers are encouraged to independently verify floodplain or wetland status using county GIS maps and FEMA resources. We do include tax maps on our listings, which you can find by scrolling to the bottom of the property listing page. An example property map is shown below.

Are soil and perk tests approved by the county? Do you provide surveys?
Depending on the property, we will sometimes conduct soil tests to confirm feasibility for septic. However, buyers will still be required to submit an application with the county prior to building.
Survey availability varies by property. A survey should not be assumed unless it is specifically stated in the listing or confirmed by our team.
If no survey or soil test is available, buyers have the option to conduct during their due diligence once under contract.
Is owner financing available, and how does it work?
If owner financing is available, you’ll find the down payment, monthly payment, and terms listed on our property page by scrolling to the bottom of the listing.
We require a credit check before moving forward with any owner financing, though the extent of that credit check varies depending on the purchase price of the property, with larger purchases requiring more extensive underwriting.
If approved, we would move forward with a purchase agreement. A title company will conduct the transaction, holding any earnest money in escrow. You will receive a recorded warranty deed at closing.
Similar with a bank mortgage, you would have a lien on the property until the note was paid in full. We also offer no penalty for early payoffs.
What forms of payment are accepted, and are there any additional fees?
Down payments would be made directly to the title company and held in escrow until closing. You’ll need to contact the title company directly to determine their methods of desired payment.
Monthly owner financing payments are not accepted by credit card and must be made with an approved payment method on the servicing platform.
In addition to the monthly payment, there is a $25 standard monthly servicing fee.
The seller will pay all property taxes and HOA fees prior to closing. Once the buyer takes possession of the property, they will then be responsible for all property taxes and POA or HOA dues moving forward.
Is earnest money required?
Yes, earnest money is required for every purchase. Earnest money is typically due within 5 business days from the date of execution and will be held in escrow by the title company. Accepted payment methods vary by title company, you’ll need to contact them directly.
Who is my point of contact once under contract?
We have an internal transaction coordination team that will help facilitate this transaction. Their responsibility will be helping to communicate with all parties involved, including the buyer, any title company, and any realtors involved.
