  • How does purchasing a property from your site work?

    The easiest way to buy property from us is by credit card through our website. It’s just like any other online shopping you do.

    We have our entire portfolio of available land listed on this website. Once you find your perfect property, you can immediately purchase it by clicking the “Buy Now” or “Reserve Now” buttons on the listing. You will be able to reserve your property with a credit card payment, whether you are buying outright or only putting a down payment. Your completed payment will notify us to complete the rest of the transaction (i.e., paperwork). If you made a down payment, we’ll send you a short Purchase Agreement with the important terms of the transaction, and then we can begin the closing process. If you pay for the property in full with a credit card, we will send you a recorded deed once payment clears. If you choose not to go through a title agency, then we can close in as little as 2 or 3 days. If you want to close through a title agency, please let us know. Closing will take a little longer.

    We currently accept all major credit cards, cashier’s checks, and wire transfers.

  • Are you a real estate agent?

    We are not real estate agents! In our experience, adding extra parties to a transaction only increases the cost. We only sell properties that we actually own or have an agreement to purchase. We are not a listing service for other land owners.

  • Can you keep me help me look for a specific kind of property?

    Each situation is different, but we strive to complete each transaction in the simplest way possible. This means no attorneys, real estate agents, or title companies. But if hiring an attorney would make you feel more comfortable purchasing land from us, you are free to hire one. Additionally, if you prefer to purchase one of our properties through a title agency, you are welcome to close through title, but you will be responsible for those additional costs.

  • Can I build on my property? What about an RV, mobile home, etc?

    Each property we sell is different. While we disclose all the information we know about each property (including zoning), each county has different building requirements and restrictions. If you have specific questions, please contact the county planning and zoning department. But in most cases, you can use an RV, go camping, hunting, or hiking, raise animals or crops, etc

  • Are their any hidden fees when buying land from you?

    There are no hidden fees when you buy from us. We strive for 100% transparency in our property listings. If you, as the buyer, decide to close on one of our properties through a title agency, there will be additional costs associated with that. But if you buy from our site, there are no hidden fees.

  • Why are your properties so cheap?

    We are able to sell our properties well below market value due to our unique buying strategy. We focus on buying undervalued properties and selling them to the right buyer for a great price. Additionally, we bypass traditional real estate fee-generators like real estate agents, attorneys, and title companies. We are then able to pass those savings on to our buyers.

  • How do I know if this is a safe way to purchase property?

    Traditionally real estate transactions have happened in person, with agents, attorneys, and title companies. But with the proliferation of online shopping, real estate transactions are happening through the internet more and more. We value your trust and place a premium on clear, transparent transactions. All of our information in our listings can be verified with the county assessor’s office, or through our own documentation. Once we complete your transaction, we will send you a deed that has been recorded with the county. This is a public record. Our online payment systems are encrypted and widely used in various e-commerce websites. Additionally, purchasing with a credit card allows you to use your card issuer’s fraud protection systems.   • Does the property I'm interested in have access to water, sewer, power, or other utilities?

    We disclose everything we know about each property we sell, but sometimes we can’t cover everything. In that case, it’s best to call the county directly, give them the APN, and ask the county clerk your question. A lot of our properties are in rural areas and do not have ready access to municipal utilities. Some of our parcels have electricity at the lot or nearby, but please verify any information with the county.

  • How does purchasing with owner financing work?

    Owner financing allows you to pay for the property over time. Once you pay for the down payment on our website, we will send you the appropriate contracts to sign: (1) Purchase Agreement, (2) Installment Payment Agreement, and (3) Land Contract. These documents will govern how and when you make payments, and how you will take title to the property. Once you sign these documents, we will send you a password-protected link to a webpage where you can sign up for automatic monthly payments. Then go enjoy your property! Once you make the last payment, we will record the deed in your name and send you a copy.

  • What additional fees are there for owner financing?

    In addition to the normal monthly payment for the property, there is a $25 monthly note servicing fee. That’s it! You will be responsible for paying any POA dues and property taxes.
